Commercial Roofing
Flat roofs fail at the seams. Ours are welded, tested, and maintained.

The Service
How we approach it
Low-slope commercial roofs live a hard life in Utah — ponding snowmelt, freeze-thaw cycles, and intense high-altitude UV. We install TPO and EPDM membrane systems engineered for it: heat-welded seams that form a monolithic surface, proper drainage detailing, and water testing before we sign off. Then we keep the roof performing with maintenance programs, because a commercial roof is an asset that pays back the attention it gets.

Why it's done this way
01
Heat-welded seams
TPO seams are hot-air welded into a single continuous membrane — no adhesive seams to fail under freeze-thaw stress.
02
Built for UV at altitude
Reflective TPO handles the valley's intense high-elevation sun, reducing membrane degradation and summer cooling load.
03
Water-tested before handoff
We verify the system holds water out before we call it done — not after the first storm does the testing for us.
04
Minimal business disruption
Staging, scheduling, and site control planned around your operations, so the building keeps working while we do.
What's included
Roof system assessment
Existing membrane, insulation, drainage, and deck evaluated before we recommend anything.
TPO membrane systems
Single-ply reflective membrane with heat-welded seams — the workhorse of modern low-slope roofing.
EPDM membrane systems
Proven rubber membrane for the applications where it's the better fit.
Insulation & drainage design
Tapered insulation and drain detailing so water moves off the roof instead of ponding on it.
Flashing & penetration detailing
HVAC curbs, vents, drains, and parapets flashed and sealed — where most commercial leaks begin.
Water testing & quality check
Seams probed and the system verified watertight before project closeout.
Maintenance programs
Scheduled inspections, drain clearing, and minor repairs that extend membrane life and protect the warranty.
The Process
How the work runs
Scope and price are set in a written estimate before any work begins — no surprises once the job is underway.
- 01Assessment — existing roof, drainage, and building use
- 02Proposal — system recommendation with clear scope and options
- 03Scheduling — staged around your business operations
- 04Installation — membrane, insulation, and welded seams
- 05Detailing — penetrations, curbs, and edge flashing
- 06Water testing — seams verified before closeout
- 07Maintenance — a program that protects the investment

Common questions
TPO or EPDM — which is right for my building?
TPO's reflective white surface and welded seams make it the default choice for most Utah low-slope roofs, especially where summer heat matters. EPDM earns its place on certain budgets and building types. We assess the building and recommend based on the roof, not on what's on the truck.
How long does a commercial membrane roof last?
Properly installed and maintained, TPO and EPDM systems typically deliver 20 to 30 years of service. Maintenance is the variable owners control — cleared drains and small repairs done early are what get a roof to the far end of that range.
Can you re-roof over our existing membrane?
Sometimes — code allows a recover in certain conditions, and it can save cost. But it depends on what's under the existing roof, especially wet insulation. Our assessment tells us whether a recover is sound or a tear-off is the honest answer.
Will roofing work shut down our business?
Almost never. We plan staging, material loading, and noisy work around your operating hours, and we coordinate with your facility contact daily so there are no surprises for your tenants or staff.
What does a maintenance program include?
Scheduled inspections, drain and scupper clearing, seam checks, sealant touch-ups, and documentation after every visit. It's the difference between finding a small membrane cut in spring and finding wet insulation in fall.
