The Service

How we approach it

A roof inspection is the cheapest roofing service there is, because ours are free — and it's the one that prevents the expensive surprises. Whether you're buying or selling a home, just took a hailstorm or a canyon windstorm, need documentation for an insurance claim, or simply want to head into a Utah winter knowing the roof is ready, we inspect thoroughly and report honestly.

The Difference

Why it's done this way

01

Free, no strings

Our inspections cost nothing and obligate you to nothing. You get the findings either way.

02

Honest findings

If the roof is fine, we say so. If it needs a small repair, we won't pitch a replacement. The report reflects the roof, not a sales target.

03

Insurance-grade documentation

Photo documentation and written findings in the format adjusters expect, which makes storm claims smoother.

04

Catch it before winter

A pre-winter inspection finds the lifted shingle or cracked boot in October — before snow load and ice dams turn it into a January leak.

Scope of Work

What's included

01

Full exterior inspection

Shingles or panels, ridge lines, valleys, and eaves checked across the entire roof surface.

02

Flashing & penetration check

Chimneys, pipe boots, vents, and skylights — the places most leaks actually start.

03

Gutter & drainage review

Gutters, downspouts, and drip edge checked for damage and proper drainage.

04

Attic & ventilation assessment

Where accessible, we check the underside: moisture signs, insulation contact, and airflow.

05

Photo documentation

Clear photos of every finding, so you can see what we see without climbing a ladder.

06

Written condition report

A plain-language summary of the roof's condition, remaining life, and any recommended action.

07

Storm damage assessment

After hail or wind events, damage documented specifically for the insurance process.

FAQs

Common questions

Is the inspection really free?

Yes. No fee, no obligation, and you keep the findings and photos regardless of whether you hire us for anything.

How often should a roof be inspected?

Once a year is a good rhythm in the Salt Lake Valley — ideally in fall, before snow — plus after any significant hail or windstorm. Roofs over 15 years old benefit from closer attention.

I'm buying a home — should I get a roof inspection beyond the general home inspection?

Yes. General home inspectors look at a lot of things briefly; we look at one thing thoroughly. A dedicated roof inspection tells you the system's real condition and remaining life before you commit.

We had a hailstorm — what should I do?

Schedule an inspection promptly. Hail damage is often invisible from the ground, and insurance policies have time limits on claims. We document everything with photos so you have what you need if a claim is warranted.

What happens if you find a problem?

We show you photos, explain the issue and the options, and give you a written estimate if work is needed. What you do with that is up to you — there's no pressure attached to the inspection.
